You need to know that your management company is both capable and trustworthy. For those of you who call the Yucatan home, we will earn your trust. Our property rental services handle the entire process from the initial promotion of the property through to the final inspection when the tenant leaves. (refer to the list of Rental Services below)

List of Management Services

• Act as your official ‘Key Holder’
• Provide an added level of security in your absence
• Do regular inspection visits
• Extra inspections during the hurricane season
• Full property maintenance, repairs, painting & cleaning services
• Maintain gardens, water as needed
• Arrange for Housekeeping. One complimentary cleaning monthly
• Provide pool maintenance
• Pay utility bills (electricity, water, gas, garbage pickup, Internet cable, etc…)
• Pay annual property Trust fees, Property and Federal beach taxes where applicable
• Handle minor repairs, arrange for payment
• Arrange for any interior/exterior paint work to be completed
• Oversee work orders for maintenance or minor renovations
• Arrange for trades people to provide written quotes
• Handle advanced funds and expenses
• Provide you with detailed reports outlining all expenses paid
• Keep you up to date on a regular basis with emails and photos as needed
• Arrange for your property to be ready for your arrival

List of Rental Services

• Promote your property on the Internet, our website and email corporate clients and Real Estate agents.
• Assist in determining fair rental values, keeping you up to date with market changes
• Handle receipt of rental income, security deposit
• Assist you with the preparation of a detailed inventory of personal effects in the property
• Secure tenant applications
• Provide monthly statement documenting all monies received from tenants and monthly expenses
• Arrange for property to be cleaned, pool cleaned and operational, gardens in good order prior to tenant’s arrival
• Oversee repair/work orders as needed
• Have a written guideline available for the tenant regarding day to day operations of the house and instructions to follow in case of emergencies
• Inspect the property prior to tenant’s departure
• GoneSouth will be available to the tenant at all times. A cell phone will be provided if needed
